Start with moisture, not looks

Moisture decides more than anything else. Below grade — basements, or anything sitting on a concrete slab — you want a fully waterproof material. Glue-down LVT/LVP and sheet vinyl both handle damp slabs well, and sheet vinyl's heat-welded seams make it effectively watertight. Laminate and engineered wood are the wrong call in those spaces regardless of what the box claims; if you're weighing that choice, we broke it down in vinyl plank vs. laminate.

Above grade with normal household moisture your options open up considerably, and the decision shifts to traffic and feel.

Then match the material to the traffic

Traffic volume matters more than most people expect. A busy retail entrance, a school corridor and a spare bedroom are three completely different problems.

• Heavy commercial traffic — VCT is hard to beat on cost per square foot and can be repaired tile by tile. Glue-down LVP looks better and needs less upkeep, at a higher upfront price.
• Healthcare, labs and washrooms — heat-welded sheet vinyl, usually coved up the wall so there's no seam for water to reach.
• Offices and quiet-sensitive spaces — carpet tile absorbs sound and lets you swap damaged tiles instead of recarpeting a whole room.
• Gyms, stairwells and wet entries — rubber flooring and stair treads for grip and impact absorption.
• Schools, clinics and green builds — Marmoleum is naturally low-VOC and extremely long-lived.

Budget for the prep, not just the material

The most common budgeting mistake is pricing only the flooring. Subfloor prep — moisture testing, patching, self-levelling, pulling up old material — is often a meaningful share of a job, and it's the part that determines whether the floor still looks right in five years. A premium plank laid over an uneven subfloor will telegraph every dip and start failing at the seams.
