"How much to do my basement?" is one of the most common questions we get — and the honest answer is: it depends. But it depends on a predictable set of things. Here's what actually drives the number so you can plan a realistic budget.
Why there's no single price
Basement flooring cost is driven by four things: the size of the space, the material you choose, the condition of the concrete slab, and how much moisture control and prep the floor needs. Two basements the same size can price differently if one has a flat, dry slab and the other needs leveling and a moisture barrier.
1. Material choice
Below grade, we usually steer people toward waterproof options. Luxury vinyl plank is the most popular basement floor — waterproof, comfortable and good-looking. Carpet or carpet tile adds warmth for a rec room or kids' space. VCT is a durable, budget-friendly option for utility areas. Solid hardwood and standard laminate are generally not recommended below grade because of moisture.
2. Subfloor & moisture prep
This is the part people forget to budget for, and it's the part that protects your investment. Basement slabs are rarely perfectly flat and always carry some moisture. Proper prep — checking moisture, leveling low spots, and using the right underlay or barrier — is what keeps your new floor from cupping, gapping or trapping mould later. Skipping it is the #1 reason basement floors fail.
3. Size and layout
Bigger areas cost more in total but often less per square foot. Lots of small rooms, closets, stairs and tight corners take more cutting and labour than one open space.
