What These Jobs Usually Involve
Heritage homes and newer builds are opposite problems
The older housing around Unionville and the village core was built long before flat-subfloor standards existed. Under the existing flooring you often find plank boards that have separated, previous layers left in place, and rooms that are noticeably out of level. Those floors need a plywood underlayment or levelling compound before anything modern goes down. Newer communities are the reverse: the base is flat and sound, and the real question is simply which material to choose. Two very different jobs, and they should not be quoted the same way.
Office work happens after everyone leaves
Corporate and tech tenants generally cannot shut down for a flooring install, so the work runs evenings and weekends, phased floor by floor. Carpet tile suits this well — it goes down in sections, needs no cure time before traffic, and individual tiles can be swapped later without disturbing the rest. Where sheet goods or VCT are specified, the schedule has to allow proper adhesive cure before desks come back, and we would rather add a day than hand over a floor that will fail.
Clinics and retail have their own requirements
Medical and dental spaces usually need seamless, cleanable surfaces — heat-welded sheet vinyl with coved edges where infection control matters. That is specialist work: the welds have to be cut, filled and trimmed properly or the seam becomes the weak point it was meant to eliminate.
Condo rules come before material choice
Buildings here typically require a certificate of insurance, booked elevator time and a minimum acoustic rating for the underlay. Checking the declaration first costs nothing; discovering afterwards that the underlay does not meet spec costs a whole floor.
